What the free site check tells you

  • What fits on your lot

Size, placement and setbacks under California and city rules, plus whether a garage conversion or detached unit makes more sense.

  • A written cost range

Based on your actual site, not a national average. Utilities, slab and access are the things that move the number.

  • The permit path

Which department reviews it, what plans you need, and a realistic schedule. We handle the submittal and plan check.

Common questions

Will my lot qualify for an ADU?

Most single-family lots in California can add one. State law allows side and rear setbacks as small as 4 feet. Easements, slopes and utilities are what the site check confirms.

How long does it take?

Cities must act on a complete ADU permit application within 60 days. Design and engineering come before that. Active construction usually runs 4 to 5 months for a garage conversion and 6 to 11 months for a detached unit.

Do you handle the permits?

Yes. We prepare and submit the permit package, respond to plan-check comments and schedule the inspections, in Ventura County and Los Angeles County.

Is a garage conversion cheaper?

Usually, because the walls, roof and slab already exist. The slab, framing, moisture and utilities still need to be checked before we can confirm it.

What does the site check cost?

Nothing. It's a free visit and conversation with no obligation to build with us.
